HSIIDC's track record with the IMT model provides confidence in Kharkhoda's execution trajectory. IMT Manesar, developed under the same framework in the early 2000s, is today among Haryana's most sought-after industrial addresses, with industrial plot prices commanding a significant premium over surrounding areas and near-full occupancy across all phases. IMT Faridabad has followed a similar trajectory. The critical difference with Kharkhoda is scale — at 3,200+ acres, it is positioned to be the largest IMT in the Haryana portfolio, and the presence of Maruti Suzuki as an anchor tenant provides a level of demand certainty that few industrial townships can match from inception.

Phase 2 Expansion

Media reports and government sources have indicated that HSIIDC is planning a Phase 2 expansion of IMT Kharkhoda, which would significantly increase the total acreage of the industrial township. However, as of mid-2026, the exact acreage, boundary demarcation, and timeline for Phase 2 allotment have not been formally confirmed through an official HSIIDC notification. A Note on Air Quality

We have seen some marketing materials from developers and agents in the Sonipat-Kharkhoda corridor that position the area as a "clean air haven" or "pollution-free zone" compared to Delhi. We want to be straightforward about this: Sonipat district experiences the same seasonal air quality pattern as the rest of Delhi-NCR. During the post-monsoon and winter months (October through January), air quality in Sonipat and Kharkhoda is affected by crop stubble burning in Punjab and Haryana, vehicular emissions, and meteorological conditions that trap pollutants across the entire northern plains. AQI readings in Sonipat during winter episodes are frequently in the "Poor" to "Very Poor" categories, comparable to readings in Dwarka, Noida, and other NCR peripheries.

That said, Kharkhoda's location — further from Delhi's dense urban core and closer to agricultural hinterland — does mean that air quality can be marginally better on some days compared to central Delhi, particularly during non-winter months. But this is a modest difference, not a fundamental advantage.
